Getting This Lakewood Home Ready for The Market [Before & After]

Before listing your home on the market, it’s imperative (yes, imperative) that you take the effort to improve it.

That doesn't mean you have to plow thousands of dollars into your home. While we do typically recommend spending some money, it’s more about the time and effort you take to transform your home into a place that inspires. You want to paint a picture of what your home could look like to potential buyers.

To give you an idea of what we mean, here’s a recent Lakewood, Colorado home that we recently listed (and sold for fulling asking price). Initially, the home needed quite the sprucing up! Here’s what we did to get the most bang for their buck.

Added Wood Floor in the Living Room

This was the most expensive addition to the home, but it was a major part of nabbing the full asking price. The original living room carpet was dated and dirty. And since wood floors always top buyer’s wish lists, it was a must.

We were able to replace the living room carpet with high-end laminate flooring for less than $5 square foot.

Painted Kitchen Cabinets

Installing brand new cabinetry in the kitchen would have cost thousands, and the original set was still in great working condition. Instead, we gave it a fresh coat of paint to brighten and even out the kitchen cabinets. We used gloss paint to give it a finished look (and prevent the next homeowners from having to re-paint).

High-End Staging

High-end staging is something we’ve seen work with every home sale in our history. Thoughtful staging will give buyers a vision--which will evoke an emotional response to. If they see the possibilities in your home, they’re more likely to be interested.

Staging also helps give your space a more refined look. We typically go with light colors, contemporary furniture, and modern decor to match today’s design trends.

Fresh Paint Throughout

Fresh paint does more than just give your home a fresh and clean scent. It makes every room appear brighter and bigger. While you can absolutely paint yourself, we typically recommend bringing in a professional. They’ll make sure there are no paint drips or “oopsies” on your ceiling.

That’s it! These relatively simple and affordable home improvements took minimal time and cost minimal dollars. This home sold for $390,000, much more than the sellers thought possible!
